T.S. No.: 707228 Loan No.: 111008047 NOTICE OF TRUSTEE'S SALE Refernce is made to that certain Deed made by Maureen M. Waisner as Grantor to Abstract & Title Company, as Trustee, in favor of C-Pac Mortgage as Beneficiary, dated 10/02/2000, recorded 10/12/2000 in the official records of Union County, Oregon, in book/reel/volume no xx at page No. xx fee/file/instrument/microfilm/ reception no. 20004398 covering the following described real property situated in said County and State to wit: Lot 18 and 19 in block 6 of Predmore Addition to La Grande, Union County, Oregon. Both the beneficiary and the trustee have elected to sell the said real property to satisfy the obligations secured by said trust deed and notice has been recorded pursuant to Section 86.735(3) of Oregon Revised Statues: the default for which the foreclosure is make is the grantor's failure to: Make the monthly payments of $539.45 each, commencing with the payment due on 9/1/2007 and continuing each month until this trust deed is reinstated or goes to trustee's sale; plus a late charge of $21.92 on each installment not paid within fifteen days following the payment due date; trustee's feets and other costs and expenses associated with this foreclosure and wny further breach of any term or condition contained in subject note and deed of trust. By the reason of said default the beneficiary has declared all obligations secured by said deed of trust immediately due and payable, said sums being the following, to wit: The principal sum of $53,824.68 together with the interest thereon at the rate of 8.25% per annum from 8/12/2007 until paid; plus all accrued late charges thereon; and all trustees fees, foreclosure, costs and any sums advanced by the beneficiary pursuant to the terms of said deed of trust. Whereof, notice hereby is given that the undersigned trustee will on 4/22/2008 at the hour of 1:00 PM standard of time, established by Section 187.110, Oregon Revised Statues, at the K Ave Entrance to Union County Courthouse, 1008 K Ave, city of La Grande, County of Union, State of Oregon, sell at public auction to the highest bidder for cash the interest in said described real property which the grantor had or had power to convey at the time of the execution by him or the said trust deed, together with any interest which the grantor or his successors in interest acquired after the executing of said trust deed, to satisfy the foregoing obligations thereby secured (and the costs and expenses of sale, including a reasonable charge by the trustee). Notice if further given that any person named in Section 86.753 of Oregon Revised Statues; has the right to have the foreclosure proceeding dismissed and the trust deed reinstated by payment to the beneficiary of the entire amount then due (other than such portion of said principal as would not then be due had no default occurred) together with the costs, trustee's and attorney's fees and curing any other default complained of in the Notice of Defualt by tendering the performance required under the obligation or trust deed, at any time prior to five days before the date last set for the sale. In construing this, the masculine gender includes the feminine and the successor in interest to the grantor as well as any other person owing obligation, the performance of which is secured by said trust deed; the words "trustee" and "beneficiary" include their respective seccessors in interest, if any. PUBLIC HEARING NOTICE Baker County is completing a Housing Rehabilitation project funded with Community Development Block Grant funds from the Oregon Economic and Community Development Department. The location of the project is: Baker, Wallowa and Grant Counties. It is estimated that the project has benefited at least 33 persons of whom 100% are low or moderate income. A public hearing will be held by the Baker County Board of Commissioners at 9:15 am on January 9, 2008 at the location of: Baker County Board of Commissioners, 1995 Third Street, Baker City, Oregon 97814. The purpose of the hearing is for the Baker County Board of Commissioners to obtain citizens views about the project and to take comments about the local government's performance. Written comments are also welcome and must be received by January 8, 2008 at Baker County Board of Commissioners, 1995 Third Street, Baker City, Oregon, 97814. Both oral and written comments will be reviewed by the Baker County Board of Commissioners. The location of the hearing is accessible to the disabled.
