NOTICE OF PUBLIC HEARING

SUBDIVISION PERMIT

VARIANCE PERMIT

The City of La Grande Planning Commission will hold a Public Hearing at its Regular Session on Tuesday, November 6, 2007, which begins at 6:00 p.m. in the La Grande City Hall Council Chambers, 1000 Adams Avenue, La Grande, Oregon. The Hearing is to consider applications for a Subdivision Permit to subdivide an approximately 45.8 acre property; and a Variance Permit to develop less than the required density standard, as well as to exceed the maximum road grade of 12% in two locations within the Subdivision. The property is situated in the R-1 Low Density Residential Zone (Tax Lot 1800) and the RR-1 Rural Residential Zone (Tax Lot 1901) located South of the South line of Phase 1 at "B" Street and Gekeler Lane to Gildcrest Drive, T3S, R38E, Section 17, Tax Lots 1800 and 1901, La Grande, Union County, Oregon. The applications were submitted by SHR Land Company, on September 7, 2007.

The applicable land use regulations are found in Chapter 4, Section 4.3, and Chapter 8, Section 8.4 of the City of La Grande Land Development Code Ordinance Number 3047, Series 2006. Failure to raise a specific issue at the Public Hearing precludes appeal to the

La Grande City Council. A copy of the application and all information related to the proposals is available for review seven (7) days before the Planning Commission Hearing, and can also be supplied at a reasonable cost. For further information, contact the Planning Division at (541) 962-1307.

The property is situated in the R-2 Medium Density Residential Zone, T3S, R38E, Section 8DD, Tax Lot 700, La Grande, Union County, Oregon. The application was submitted by James Williams, on October 16, 2007.

The applicable land use regulations are found in Chapter 4, Section 4.3 of the City of La Grande Land Development Code Ordinance Number 3047, Series 2006. Failure to raise a specific issue at the Public Hearing precludes appeal to the La Grande City Council. A copy of the application and all information related to the proposal is available for review at no cost, with copies supplied at a reasonable cost. A Staff Report will be available for review seven (7) days before the Planning Commission Hearing, and can also be supplied at a reasonable cost.
