PUBLIC NOTICES FOR DAY OF OCTOBER 3, 2007

NOTICE OF LAND USE HEARINGS

City of Union

PLEASE BE ADVISED the Union City Planning Commission will hold a public hearing Wednesday, 17 October 2007, at or shortly after 7 pm., on:

1) The application by Sean Ward Development Inc., on behalf of the property owners, Hong Enterprises, LLC, for a zone change on properties near the Eastern end of the Buffalo Peak Golf Course, re-zoned from Heavy Commercial (C-2) to Residential (R), to wit: Tax Lot 100, Map 4S 49E 19CA, Union, Oregon. Applicable criteria for the Planning Commission's and Council's decision are SECTIONS 6.010 through 6.150, and sections 8.010 to 8.120 of the Union Zoning Ordinance (Ord. 337, as amended), and the "Objectives" and "Plan Classifications" in the Union Land Use Plan. SECTIONS 8.010 through 8.120 govern standards and procedures for zone changes. The "Objectives" section of the Land Use Plan; the "Plan Classifications".

2) The application by Scott D. Bingham for a conditional use approval for a home residence at 179 N. Main. Property is in the general commercial zone on the following property located in the City of Union, to wit: Tax lot 4301, Map 04S 40E 19CD, also known as 179 N. Main, Union, Oregon. Applicable criteria for the Planning Commission's decision are the Zoning Ordinance 337, SECTION 3.000, 3.110, SECTION 5.010, 5.015, 5.020, 5.030, 5.040, 5.050, 5.060. SECTION 7.

3) The application by Lee and Leasa Harman for conditional use approval for a home occupation in the Exclusive Farm Use Zone on the following property located in the City of Union, to wit: Tax lot 600, Map 04S 40E 19, other wise known as 1782 S. Main Street, Union, Oregon. Applicable criteria for the Planning Commission's decision are found in the Zoning Ordinance 337, SECTION 3, 3.000, 3.012, 3.014, 3.810, 3.812, 3.816. SECTION 5, 5.010, 5.015, 5.020, 5.030, 5.040, 5.050, 5.090.

4) The application by Karen Ricker for conditional use approval to build a garage in the heavy commercial zone on the following property located in the City of Union, to wit: Tax lot 700, Map 04S 40E 19CA, also known as 1375 S. Main Street, Union, Oregon. Applicable criteria for the Planning Commission's decision are found in Zoning Ordinance 337, SECTION 3, 3.000, 3.014, 3.210, 3.212, 3.213, 3.215, 3.216. SECTION 4., 4.010, 4.020, 4.080. SECTION 5, 5.010, 5.015, 5.20, 5.30, 5.040 5.050, 5.060, 5.070, 5.090. SECTION 7.

5) The application of Robert A. Burton for a major partition in the Residential (R-1) zone on the following property located in the City of Union, to wit: Tax lot 103, 04S 39E 13DA, otherwise known as 727 W. Hickory, Union, Oregon. Applicable criteria for the Planning Commission's decision are found in the Zoning Ordinance 337, SECTION 3, 3.510. SECTION 7. Subdivision and Partition Ordinance 418, SECTION 4. SECTION 6. SECTION 7. SECTION 8. SECTION 9. SECTION 10. and SECTION 11.

All Hearings will be held in the Leonard Almquist Council Chambers, Union City Hall, 342 S. Main Street. The chambers are handicapped-accessible.

A copy of the applications and all documents and evidence relied upon by the applicant are available for inspection at no cost at City Hall during normal business hours (Monday, Tuesday, Thursday & Friday 9-1pm and Wednesday 5-7 pm). A copy of the staff reports will be available for inspection at no cost 7 days before the hearing, during normal business hours. Copies, if desired, will be made for reasonable cost, and mailed if requested.

Testimony may be presented orally at the hearing, or by written statement presented at or before the hearing. Testimony and evidence must be directed toward the criteria, or to other criteria in the Zoning Ordinance or Land Use Plan believed to be applicable to the decision. Failure to raise an issue with sufficient specificity to afford the Planning Commission the opportunity to respond to the issue will preclude appeals or other claims based on that issue.
