TRUSTEE'S NOTICE OF SALE
Pursuant to O.R.S. 86.705 et seq. and O.R.S. 79.5010, et seq. Trustee's Sale No. 09-FMS-52581 Notice to Borrower: You should be aware that the undersigned is attempting to collect a debt and that any information obtained will be used for that purpose. Reference is made to that certain Deed of Trust made by, Bradley J. Welch and Carol Welch, husband and wife as tenants by the entirety, as grantor, to not set forth, as Trustee, in favor of American Lending Corporation as beneficiary, dated 5-3-05, recorded 5-11-05, under Instrument No. 20052367, records of Union County, Oregon. The beneficial interest under said Trust Deed and the obligations secured thereby are presently held by Wells Fargo Bank, NA as trustee. Said Trust Deed encumbers the following described real property situated in said county and state, to-wit: Lot 9 and the north one-half of Lot 8 in Block 11 of Romig's addition to La Grande, Union County, Oregon, according to the recorded plat of said addition. The street address or other common designation, if any, of the real property described above is purported to be: 1706 Walnut Street La Grande, OR 97850 The undersigned Trustee disclaims any liability for any incorrectness of the above street address or other common designation. Both the beneficiary and the trustee have elected to sell the said real property to satisfy the obligations secured by said trust deed and a notice of default has been recorded pursuant to Oregon Revised Statutes 86.735(3); the default for which the foreclosure is made is grantor's failure to pay when due, the following sums: Amount due as of 1-28-08 Delinquent Payments from 10-1-07 4 payments at $903.58 each $3,614.32 (10-1-7 through 1-28-08) Late Charges: $156.68 Beneficiary Advances: $145.73 Suspense Credit: $0.00 Total: $3,916.73 Also, if you have failed to pay taxes on the property, provide insurance on the property or pay other senior liens or encumbrances as required in the note and deed of trust, the beneficiary may insist that you do so in order to reinstate your account in good standing. The beneficiary may require as a condition to reinstatement that you provide reliable written evidence that you have paid all senior liens or encumbrances, property taxes, and hazard insurance premiums. These requirements for reinstatement should be confirmed by contacting the undersigned Trustee. By reason of said default, the beneficiary has declared all sums owing on the obligation secured by said trust deed immediately due and payable, said sums being the following: Unpaid Principal Balance of $101,010.00, Plus interest thereon at 9.990% per annum from 9-1-07, until paid, together with escrow advances, foreclosure costs, trustee fees, attorney fees, sums required for the protection of the property and additional sums secured by the Deed of Trust. Wherefore, notice hereby is given that the undersigned trustee, will on 5-30-08, at the hour of 11:00 AM., in accord with the standard of time established by ORS 187.110, at front entrance of the Union County Courthouse, 1001 4th Street, La Grande, County of Union, State of Oregon, sell at public auction to the highest bidder for cash, the interest in the said described property which the grantor had, or had the power to convey, at the time of the execution by him of the said trust deed, together with any interest which the grantor or his successors in interest acquired after the execution of said trust deed, to satisfy the foregoing obligations thereby secured and the costs and expenses of sale, including a reasonable charge by the trustee. Notice is further given that any person named in ORS 86.753 has the right, at any time prior to five days before the date last set for the sale, to have this foreclosure proceeding dismissed and the trust deed reinstated by payment to the beneficiary of the entire amount then due (other than such portion of the principal as would not then be due had no default occurred) and by curing any other default complained of herein that is capable of being cured by tendering the performance required under the obligation or trust deed, and in addition to paying said sums or tendering the performance necessary to cure the default, by paying all costs and expenses actually incurred in enforcing the obligation and trust deed, together with trustee's and attorney's fees not exceeding the amounts provided by said ORS 86.753. In construing this notice, the masculine gender includes the feminine and the neuter, the singular includes the plural, the word 'grantor' includes any successor in interest to the grantor as well as any other person owing an obligation, the performance of which is secured by said trust deed, and the words 'trustee' and 'beneficiary' include their respective successors in interest, if any. Anyone having any objection to the sale on any grounds whatsoever will be afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the same. The OHP Standard reservation list closes February 29, 2008
The Oregon Health Plan (OHP) is preparing to accept a limited number of new enrollees for its OHP Standard benefit package.

OHP Standard provides free or low-cost health insurance to Oregon residents who:
• Do not have health insurance,
• Are 19 years old or older,
• Are not pregnant, and
• Have limited income.

Because there are not enough openings to meet everyone’s needs, the Department of Human Services (DHS) has created a new process called the OHP Standard reservation list. People interested in getting an application for OHP Standard must place themselves on the reservation list by February 29, 2008.

Beginning in March, DHS will randomly draw a predetermined number of names monthly from the list and will mail OHP Standard application forms to those whose names are drawn.

All requests to be placed on the reservation list will be honored if received by midnight, Friday, February 29. People can place their names, or have someone else place them, on the OHP Standard reservation list by using one of the following options:

• Submit a reservation list request online at www.oregon.gov/DHS/open.
• Call 800-699-9075 (phone) or 503-378-7800 (TTY), and ask to have your name placed on the list. The call center is open Monday through Friday, 7 a.m. through 7 p.m., Pacific time.
• Calls take from 10-20 minutes. Someone may call for an individual – the caller just needs a full name, date of birth and mailing address.
• Complete a hard copy of the reservation list request form (OHP 3203). Do not mail the form to DHS. (Request forms received after February 29 will not be entered on the reservation list, even if post-marked before that date). You can drop the form off at any DHS/AAA branch office or fax it to the fax number on the form.

The form is posted on the DHS Web site at www.oregon.gov/DHS/open and will be available at all DHS/AAA branch offices, county health departments, and most major hospitals and clinics.

Note: Only OHP Standard is closed. Other benefit packages, including those that cover pregnant women or people who are under 19 years of age, have different eligibility requirements. Individuals need to complete an OHP application if they think they may be eligible. OHP Applications are available by calling 800-359-9517 or at any DHS/AAA branch office.
