KUSAKA as Grantor, to EASTERN OREGON TITLE, INC. as Trustee, in favor of MORTGAGE ELECTRONIC REGISTRATIONS SYSTEMS, INC., AS NOMINEE FOR MORTGAGEIT, INC. as Beneficiary. No. 20055071 in Book --- Page --- of Official Records in the office of the Recorder of UNION County; OREGON covering the following described real property situated in said county and state, to wit: SEE ATTACHED EXHIBIT- A parcel of and in the Northwest quarter of southeast quarter of Section 7, Township 3 South, Range 38 East of the Willamette Meridian, in Union County, Oregon, more particularly described as follows: (with reference to map of survey No. 22-72 filed in the office of Union County Surveyor): Commencing South 89°45’57” East 87.76 feet from the center of said Section 7; thence South 2 deg 05’ 47” West 546.84 feet to the northerly right-of-way of Hawthorne Drive in the City of La Grande, Oregon; thence North 80°20’OO” East along said northerly right-of-way of Hawthorne Drive 260.32 feet to the true point beginning of the parcel of land herein described. From said true point of beginning, run North 3°15’ 43” West 172.18 feet: thence South 89°57’28” East 58.89 feet; thence South 7°48’OO” East 71.81 feet; thence South 37 deg 10’ 27” East 100.79 feet to the northerly right-of-way of said Hawthorne Drive; thence South 80 deg 20’ 00” West along said northerly line of Hawthorne Drive to the point of beginning. PARCEL B: A parcel of land situated In the Northwest quarter of the southeast quarter of Section 7, Township 3 South Range 38 East of the Willamette Meridian, in Union County Oregon, said parcel being a portion of Grande Ronde Medical Center Subdivision, more particularly described as follows: Commencing as the Southeast corner of Lot 1 of said Grande Ronde Medical Center, thence North 3°15’43” West along the East line of said Lot 1, a distance of 100.63 feet to the true point of beginning of this description; thence from said true point of beginning, North 3°15’43” West, continuing along said east line of Lot 1, a distance of 71.55 feet to the South line of Lot 2 of said Grande Ronde Medical Center, thence North 89 deg 57’ 28” West, along the South line of said Lot 2. a distance of 25.00 feet to the southwest corner of said Lot 2; thence South 7°50’55” East, a distance of 75.36 feet; thence North 80 deg 20’ 00” East, a distance of 19.05 feet to the true point: of beginning of this description. PARCEL C: A parcel of land situated in the northwest quarter of the southeast quarter of Section 7, Township 3 South, Range 38 East of the Willamette Meridian, in Union County, Oregon, said parcel being a portion of Lot 1 of Grande Ronde Medical Center Subdivision, more particularly described as follows; Commencing at the southeast corner of Lot 1 of said Grande Ronde Medical Center, thence North 3 deg 15’ 43” West along the east line of said Lot 1, a distance of 100.63 feet to the true point of beginning of this description: thence from said true point of beginning, South 80°20’OO” West, a distance of 19.05 thence South 7 deg 50’ 55” East, a distance of 100.05 feet to the north line of Hawthorne Drive; thence 80 deg 20’ 00” East, along said north line of Hawthorne Drive, a distance of 11.00 feet, to the southeast corner of said Lot 1; thence North 3°15’43” West, a distance of 100.63 feet to the true point of beginning of this description. Both the beneficiary and the trustee have elected to sell the said real property to satisfy the obligations secured by said Trust Deed and a Notice of Default has been recorded pursuant to Oregon Revised Statutes 86.735(3); the default for which the foreclosure is made is Grantor's failure to pay when due, the following sums: Sub-Total of Amounts in Arrears:$1,485.80 Together with any default in the payment of recurring obligations as they become due. ALSO, if you have failed to pay taxes on the property, provide insurance on the property or pay other senior liens or encumbrances as required in the note and Trust Deed, the beneficiary may insist that you do so in order to reinstate your account in good standing. The beneficiary may require as a condition to reinstatement that you provide reliable written evidence that you have paid all senior liens or encumbrances, property taxes, and hazard insurance premiums. These requirements for reinstatement should be confirmed by contacting the undersigned Trustee.
