TRUSTEE’S NOTICE OF SALE Loan No: xxxxxx4618 T.S. No.: 1290070-09. Reference is made to that certain deed made by Larry E. Braden and Megan Braden, Husband & Wife., as Grantor to Eastern Oregon Title, Inc., as Trustee, in favor of Mortgage Electronic Registration Systems, Inc., ("mers") As Nominee For Primary Residential Mortgage Inc., as Beneficiary, dated December 21, 2007, recorded December 26, 2007, in official records of Union, Oregon in book/reel/volume No. xx at page No. xx, fee/file/Instrument/ microfilm/reception No. 20077053 covering the following described real property situated in said County and State , to -wi t : Commencing at the Southeast center of Lot Ten (10) in block Five (5) of FOLEY’S ADDITION to La Grande, Union County, Oregon, according to the recorded plat thereof; thence running North along the East line of said Lot 10 and the East line of Lot Nine (9) of said Block 5, a distance of 83.0 feet thence west 83 feet distant from and parallel with the South line of said Lot 107 a distance of 110 feet to the West line of said Lot 9; thence South along the West line of said Lots 9 and 10, 8 distance of 83 feet to the Southwest cornet of said Lot 10 thence, East along the South line of said Lot 10, a distance of 10 feet, to the point of beginning. Both the beneficiary and the trustee have elected to sell the said real property to satisfy the obligations secured by said trust deed and notice has been recorded pursuant to Section 86.735(3) of Oregon Revised Statutes: the default for which the foreclosure is made is the grantor’s: Failure to pay the monthly payment due april 1, 2010 of principal, interest and impounds and subsequent installments due thereafter; plus late charges; together with all subsequent sums advanced by beneficiary pursuant to the terms and conditions of said deed of trust. Notice is further given that any person named in Section 86.753 of Oregon Revised Statutes has the right to have the foreclosure proceeding dismissed and the trust deed reinstated by payment to the beneficiary of the entire amount then due (other than such portion of said principal as would not then be due had no default occurred), together with the costs, trustee°òs and attorney’s fees and curing any other default complained of in the Notice of Default by tendering the performance required under the obligation or trust deed, at any time prior to five days before the date last set for sale. In construing this notice, the masculine gender includes the feminine and the neuter, the singular includes plural, the word “grantor” includes any successor in interest to the grantor as well as any other persons owing an obligation, the performance of which is secured by said trust deed, the words “trustee” and “beneficiary” includes their respective successors in interest, if any. Grande Ronde Model Watershed

The Grande Ronde Model Watershed invites bids for the construction of the Wallowa River - Cross Country Canal Diversion - 2011 project, located near the City of Lostine, Oregon, in Wallowa County. The project generally consists of removing an existing concrete diversion intake structure and constructing a new cast-in-place, reinforced concrete diversion intake structure and ramp flume. Work for this project will include concrete removal, concrete forming, constructing rock grade control structures, constructing woody debris and log vane structures, installing two 7-foot wide multi-leaf slide gates, grating, and handrails, along with excavation, backfill, bank stabilization, streambed simulation material placement, and all other associated work, materials, and labor to complete the project.
Sealed bids for the described project will be received by Mary Estes, or her authorized representative, of the Grande Ronde Model Watershed at 1114 J Avenue, La Grande, Oregon 97850, until 2:00 p.m., local time, February 17, 2011. Bids will be publicly opened and read aloud at the same location, time, and date that bids are due. The majority of work shall occur between June 2011 and August 2011. Ramp flume construction and planting shall occur between November 2011 and December 2011.
The Contract is subject to the applicable provisions of ORS 279C.800 through ORS 279C.870, the Oregon Prevailing Wage Law, and the Davis-Bacon Act (40USC276a).

Copies of the Contract Documents may be obtained at the office of Anderson-Perry & Associates, Inc., 1901 N. Fir Street, P.O. Box 1107, La Grande, Oregon 97850, upon non-refundable payment of $100.00 per paper set. Alternatively, the Contractor may request a paper copy of the Bidder's Packet and a CD containing a printable pdf version of the Contract Documents and Drawings for $20.00. The Contractor shall provide his/her mailing address, telephone and fax numbers, and e-mail address when plans are requested. The Contractor shall also identify him/herself as a prime contractor, subcontractor, supplier, etc., as applicable. The Contract Documents will be available after January 27, 2011.
A pre-bid conference will be held at 1:00 p.m. local time on February 8, 2011. The pre-bid conference will be held at the Grande Ronde Model Watershed office located in the RY Timber Building at 936 West North Street, Enterprise, Oregon. Representatives of the Owner and Engineer will be present to discuss the project. Bidders are encouraged to attend and participate in the conference.
