On April 22, 2010, the Parties executed a Modification of Promissory Note and Trust Deed, extending the maturity date of the Note for one (1) year, from January 27, 2010 to January 27, 2011 (the “Modification”). As part of the Modification, grantor agreed to pay the beneficiaries the sum of $402.00, such sum representing the cost to prepare a Judicial Foreclosure Guarantee.
The beneficiary and the trustee have elected to sell the real property to satisfy the obligations secured by the trust deed nd a notice of default has been recorded pursuant to ORS 86.735(3); The default for which foreclosure is made is the following:
(A) Failure to monthly interest payments of $607.50 beginning November 2010.
(B) Failure to pay the entire principal and interest due under the note on or before
January 27, 2011
By reason of the default, the beneficiary has declared all sums owing on all obligations secured by the trust deed immediately due and payable. The sums owing on all obligations secured by the trust deed are:
Principal balance, interest, and cost (foreclosure guarantee) through February 17, 2011, in the
amount of $83,493.99, with interest accruing at a rate of $19.13 per diem.
The undersigned trustee will on Friday, July 15, 2011, at 10:00 a.m., in accord with the standard time established by ORS 187.110, on the front steps of the courthouse, located at 1008 K Avenue, La Grande, County of Union, State of Oregon, which is the hour, date and place last set for the sale, sell at public auction to the highest bidder for cash the interest in the described real property which the grantor had or had power to convey at the time of the execution by grantor of the trust deed, together with any interest which the grantor or grantor’s successors in interest acquired after the execution of the trust deed, to satisfy the foregoing obligations thereby secured and the costs and expenses of sale, including a reasonable change by the trustee.
Any person named in ORS 86.753 has the right, at any time prior to five days before the date last set for the sale, to have this foreclosure proceeding dismissed and the trust deed reinstated by payment to the beneficiary of the entire amount then due (other than such portion of the principal as would not then be due had no default occurred) and by cuing any other default complained of herein that is capable of being cured by tendering the performance required under the obligation or trust deed, and in addition to paying said sums or tendering performance necessary to cure the default, by paying all costs and expenses actually incurred in enforcing the obligation and trust deed, together with trustee’s and attorney’s fees not exceeding the amounts provided by said ORS 86.753.
In construing this notice, the singular includes the plural, the work “grantor” includes any successor in interest to the grantor as well as any other person owing an obligation, the performance of which is secured by the trust deed, and the words “trustee” and “beneficiary” include their respective successors in interest, if any.

Public Notice and Notice of Public Hearing
Union County is eligible to apply for a 2011 Community Development Block Grant from the Oregon Business Development Department. Community Development Block Grant funds come from the U.S. Department of Housing and Urban Development. The grants can be used for public facilities and housing improvements, primarily for persons with low and moderate incomes.
Approximately $15 million will be awarded to Oregon non-metropolitan cities and counties in 2011. The maximum grant that a city or county can receive is $2,000,000.
Union County is preparing an application for a 2011 Community Development Block Grant from the Oregon Business Development Department for a regional microenterprise assistance program to provide classroom instruction to microentrepreneurs in Union, Baker and Wallowa counties. It is estimated that the proposed project will benefit at least 30 persons, of whom 55% will be low or moderate income.
A public hearing will be held by the Union County Board of Commissioners at 10:00 a.m. on Wednesday, June 15, 2011 at the Joseph Annex Conference Room, 1106 K Avenue, La Grande, Oregon. The purpose of this hearing is for the board of commissioners to obtain citizen views and to respond to questions and comments about: Community development and housing needs, especially the needs of low and moderate income persons, as well as other needs in the community that might be assisted with a Community Development Block Grant project; and the proposed project.
Written comments are also welcome and must be received by June 14 at 1106 K Avenue, La Grande, OR 97850. Both oral and written comments will be considered by the board of commissioners in deciding whether to apply.

More information about Oregon Community Development Block Grants, the proposed project, and records about the county’s past use of Community Development Block Grant funds is available for public review at 1106 K Avenue during regular office hours. Permanent involuntary displacement of persons or businesses is not anticipated as a result from the proposed project. If displacement becomes necessary, alternatives will be examined to minimize the displacement and provide required/reasonable benefits to those displaced. Any low and moderate income housing which is demolished or converted to another use will be replaced.
